Initial Consultation & Design Center Tour

Tour our Design Center, get inspired, and learn the difference in how we build. Our Design Center gives you the full picture of the customizations and the different products available, saving you the hassle of going to several places to research and coordinate home design choices.

We take the time to understand your motivation for moving and discuss your dreams for your new home; your ideal location, your lifestyle and your investment objective. If you don’t have land yet, select from our current inventory of building sites or we have connections to assist you in finding land.

Preliminary Budget Planning

We will discuss a preliminary estimate based on land costs, development costs, home size, features and specifications. Why settle for Off-the-Shelf plans? You can bring us a floor plan idea, look through our plan archives for inspiration or we can start from scratch for your custom home. With a specific plan we can put together a detailed estimate so you can pick and choose from your wish list to meet your investment objective.

Design Agreement

We work as a team to collaborate with you to create a custom design to match your lifestyle and budget. Our in-house drafting department will prepare a preliminary floor plan incorporating all of the important design features from our initial discussions. Designing everything in-house allows for a quicker turnaround time.

Finalize Your Design & Estimate

At this meeting we will review your home plan, finalize any needed changes and discuss the finishes you would like for your new home. This will give us everything we need to complete your estimate. If needed, we’ll schedule a site meeting to discuss home placement and any site conditions. If required by your community’s restrictions, your plans and renderings will be submitted to the Architectural Review Board for approval.

Authorize Purchase Agreement

Your final plans, detailed itemized option list and Included Features list are all signed to complete your purchase agreement. To prepare you for the building process we will give you a list of decisions you will want to consider before your first selection meeting. With your initial deposit we can move forward and get building permits.

Construction Financing & Insurance

We have long standing relationships with several local lenders who can assist you with obtaining construction financing. Whether working with a lender, or self-financing, we will establish a schedule for payments due throughout the various stages of construction to completion. Clients need to obtain a Homeowner Risk Insurance Policy before construction begins.

Start Selection Process

Our Design Consultant will meet with you at our Design Center to start making your final choices. Any upgrades or changes, that were not included in the original contract, can be authorized with a change order and payment for the choices during selections.

Construction Begins

Congratulations! With your approved building permit and financing in place we can put your home on our construction schedule and do the behind-the-scenes work to get ready to dig. Once construction begins, our team will work to maintain great communication with you throughout all stages of the project. We pay close attention to ensure that your new home construction project stays on budget and sticks to the timeline, while delivering high-quality construction services.

Welcome Home

Once construction is complete, you will have the chance to look everything over and make sure it was done to your exacting specifications during the final walkthrough. Our experts and third party inspectors will also be there to thoroughly check everything in the house to make sure it’s completed according to your plans and up to code. If you determine during the final walkthrough that your new home construction is to your satisfaction, we get ready to hand over the keys – your new home is ready for move-in day!

Warranty & Beyond

Our service to you doesn’t stop once construction is complete. We also ensure you have peace of mind as a homeowner. All homeowners receive a one-year “fit and finish” warranty, are provided with manufacturer’s warranties for many of the products selected, and a limited structural warranty for up to 10 years. Our warranty is based on the Wayne/Holmes HBA Home Owner’s Manual. You will also find a Warranty Service Request form in your closing packet to make sure any non-emergency care concerns are addressed, hassle-free.
